Most of the questions we get relating to plans and planning refer to the cost of the drawings and whether they require planning permission or are likely to be able to build within the permitted development legislation.


DO I NEED TO MAKE A PLANNING APPLICATION?

I can tell you that whilst there are some instances where we can make a judgement online we generally like to make a site visit to make a full determination on whether a proposal requires a planning application.

In any case, even if you your project does come under permitted development you will still require plans for building control so you should always start off by arranging an appointment with a designer.


HOW MUCH DOES A PLANNING APPLICATION COST?

The standard charge for extensions and conversion are around 200 at the time of writing but there are various types of planning applications and exemptions do apply to certain properties in certain areas.

HOW MUCH DO OUR PLANS COSTS?

The cost of plans vary and we are not in a position to provide specific costs for any type of plans until we do a site visit. We do however provide an indication of costs for pretty standard projects on our Pricing Page.


WHAT IS A CERTIFICATE OF LAWFUL DEVELOPMENT?

A certificate of lawful development is usually required if you have made structural alteration or extended you property under permitted development legislation and you now need to update the land registry or sell your property.

The certificate is to let buyers know that even though the work you have done was carried out under the permitted development rules it was done so in accordance with the building regulations.


HOW LONG DOES IT TAKE TO GET PLANS DONE?

Generally speaking we’re quite quick to get plans done. It very much depends on the complexity of the project and the number of revisions required to come up with finished plans.


DO YOU OFFER FREE APPOINTMENTS?

Unfortunately not. We provide an indication of costs over the phone or by email and we require a commitment from the property owner before we can make an appointment. In most cases the homeowner opts for a Feasibility Study appointment where the charge is set against the cost of the plans should you proceed and instruct us to carry out the work.
